The standards of this district are intended to protect the existing density and maintain the character of single-family residential neighborhoods. The R1 zoning district is consistent with the Low Density Residential land-use designation of the General Plan.

Accessory Dwelling Units

An Accessory Dwelling Unit (ADU) may be established through:

  1. construction of a new detached structure;
  2. construction of an addition to an existing single-family dwelling;
  3. conversion of existing space in an existing single-family dwelling; or
  4. conversion of an existing garage or other accessory structure on a lot containing an existing single-family dwelling, provided it is set back at a distance sufficient for fire safety.

Additions

All new additions to your home require review and approval from the Planning Division, as well as other departments. The Planning Division is responsible to verify that the proposed addition (whether it is a patio cover, an addition to the house, an accessory structure or a basic remodel) complies with the development standards (setbacks, lot coverage, parking etc.) and architectural requirements that apply in your home’s zoning designation.

Fences, Hedges, and Walls

Fences, walls used as fences, latticework screens, hedges, thick growths of shrubs or trees, open-mesh wire fences, and walls shall be installed and maintained in compliance with the provisions outlined in this Section.

Landscaping

In the R1 zoning district, and for single-family uses in any residential district, a minimum amount of landscaping must be maintained in the front yard. Find the width of your lot in the table below to identify the minimum amount of landscaping required in your front yard. City approval may be required for landscape removal, replacement, and/or modification.
