The Little Saigon Eastern Gateway
The Bolsa Row Specific Plan establishes a new mixed-use destination at the eastern gateway to Little Saigon. Architecture will be designed to recall the grand French Colonial buildings of Vietnam. Broad arcades, storefront windows and sidewalk seating will create street scenes reminiscent of those in the heart of Old Saigon. A tower element and signage at the corner of Bolsa Avenue and Brookhurst Street will create a landmark and eastern gateway statement to this important intersection, establishing a gateway to the Little Saigon area.
This dynamic community will consist of commercial and residential uses, centered around an intimate and exciting Festival Street that will serve as the heart and soul for the community. The Festival Street, called Bolsa Row, will be lined with shops and restaurant uses, enhanced with pedestrian-scale architecture and landscaping, and designed to accommodate community events. Upper level terraces and balconies will overlook the Festival Street to add multi-level pedestrian activity and further energize this intimate street space. By providing active ground-floor uses with private and semi-private outdoor spaces above, the Festival Street will become the activity hub for the Specific Plan area. Amenities including light fixtures, water features, enhanced paving treatments and more will be designed to support the French-Colonial architectural theme, enhance the pedestrian experience, and appeal to both older and younger generations and a broad range of visitors. All these elements will work together with the architecture and landscaping to create an exciting and intriguing community that encourages exploration into and throughout the Specific Plan area.
